An 'eco-responsible' fully sustainable building will come to life near Orléans


A brand new building for corporate offices will rise from the ground at the end of the summer in Marigny-les-Usages (Loiret), near Orléans. The project aims to be eco-responsible.

It's a brand new building being constructed in Marigny-les-Usages (Loiret), near Orléans. This project is an Ecopark of over 2 hectares, capable of accommodating 28 business premises, on a total surface area of 6,400 m2, which will be available for rent by the end of summer 2024.

This project aims to be « eco-reponsable », explains Laurent Challet, president and fonder of SmartEcopark, at the origin of this projet. « On this site, photovoltaic installations will cover an area of 3,200 m2, allowing a mini-power plant to produce up to 2 gigawatt-hours per year, thus providing free electricity for common areas and for 48 electric vehicle charging stations », he details.

10 million euro investment

This « technological park » project was in the works before the covid-19 crisis. « The land was already purchased, but it took more time for the project to materialize », pursues Laurent Challet.

This project required 10 million euros of investment. « One of the toughest parts of the job is finding the land, » says the founder of SmartEcopark. But the entrepreneur also relied on elected officials from Orléans Métropole to advance the project.

Six companies have already reserved offices

Once the Ecopark is finally delivered at the end of summer 2024, several companies will have already reserved their offices. This is the case for six companies, including five from the vicinity of Orléans such as a caterer, electricians, and an insulation company. The offices will be delivered finished, turnkey.

The rent for these companies is approximately 1,000 euros per month. The price may change depending on the size of the offices. There are sizes of 172, 230, and 295 m2. 'There will be 30% office space and the rest will be warehouses for the companies,' concludes Laurent Challet.

The company plans to install similar technological parks in the future in cities such as Tours, Calais, Mulhouse, and Toulouse.
