Why is Écopark shaking up the office and warehouse space rental market?
The structure allows businesses to rent and set up in different units of the same building in Marigny-les-Usages. Another unique feature: they will not have charges related to the electric bill.
The metal buildings now rise into the sky of Marigny-les-Usages. One faces the treetops of the Charbonnière park, while the other overlooks the vehicles traveling on RD2152 between Saint-Jean-de-Braye and Chilleurs-aux-Bois.
Here, on this 2.4-hectare site, a new form of economic life will take root in the Orléans - Charbonnière technology park to the east of the Métropole. It has a name: Ecopark.
"A real need for premises for craftsmen"
Behind these seven letters, the promise of renting offices and warehouses for small and medium-sized businesses. They will shape their future in precisely twenty-eight units, projected over 6,400 square meters. "I've observed a real need for premises for craftsmen and SMEs", justifies Laurent Challet, owner of Smart Ecopark.
"This allows small businesses to get started when they don't have the means to buy land," argues Luc Milliat, economic development delegate of the Metropolis. "Instead of having several disparate buildings, the companies are in the same."
Electricity produced on-site
And it's popular. While economic activity won't begin until July, six businesses have already committed to moving into the premises of this €10 million project excluding taxes. Including two entrepreneurs from Marigny: one specialized in dry cleaning, the other in insulation.
Especially, Ecopark's strength lies in the accounting lines: 83 euros per square meter per year. An extremely competitive invoice. "We have units of 172, 230, and 295 square meters; the monthly rents are respectively 1,000, 1,500, and 1,900 euros, details Laurent Challet. The electricity is included."
Charging Stations for Cars
Ecopark, precisely, that's it too. Photovoltaic panels allowing enough electricity to power the site.
Electric vehicle charging stations will also be installed. Initially, twenty-eight; soon one hundred forty. Four stations will also be accessible to visitors. "It's good for Marigny's image to have this Ecopark, oriented towards renewable energies, at the entrance of the municipality", rejoices Philippe Beaumont, the mayor.
Five others already exist in Bordeaux. Toulouse, Mulhouse, Calais, and Tours are awaiting theirs. Ecopark is thus overturning the office rental table.

"This project will allow me to become better known because, today, I have my kitchens at home or sometimes I rent them for larger events. Here, it will be more spacious. I will also open my restaurant which will contribute to the development of my business. I chose to settle in Ecopark because it's ten minutes from my home. Moreover, I had looked into moving into other premises and, at Ecopark, the rent is about 1,000 euros lower. And besides, I won't have any electricity-related costs. That's not negligible."
